Security deposits tend to vary from unit to unit. There are a few different factors that can impact the amount of your security deposit payment, including state laws, the cost of rent for your unit, and your property management's specific policies.

When you're determining how much rent you can afford, it's important to remember things like your security deposit. You may need to build up your savings before you apply for an apartment. Keep in mind that it's fairly standard to ask for security deposits that are equivalent to one month's rent, making this a good target to aim for.
Property Management Policies
Laws determine the maximum amount that a property management company can charge for each resident's security deposit. However, not all property management companies will hit the maximum. At Hidden Tree, our security deposit amounts start at $400 and don't exceed one month's rent.
Deposits vs. Apartment Fees
Note that there's a big difference between a deposit and a fee. A deposit is a lump sum that you may or may not receive back at a later date. A fee is a charge that you are paying flat out and will not receive at a later date.
A good example of fees that some tenants can expect to pay is the pet fee. Before you move in with your furry friend, familiarize yourself with your property management company's pet policy. If they allow pets, you may need to pay a pet fee upon moving in, as well as an additional monthly charge.

When Do You Pay a Security Deposit?
When do you need to have this additional charge ready for your property management? You will need to pay your security deposit when you sign your lease. Remember, the security deposit is not the same as an application fee or pet fee and is not the only charge in addition to your first month's rent that you can expect to pay.
Why Might Property Management Keep Your Security Deposit?
What if the damage to your apartment exceeds normal wear and tear? This would include things like cracked countertops, broken windows, and shredded carpet. Your property management company will deduct the cost to repair excessive damage from your security deposit.
If you leave behind items or an unreasonable mess, the cost to clean or empty your apartment may come out of your security deposit, as well.
